Test the purchase, financing, setup and operating numbers behind a possible acquisition, even if you're starting with rough figures.

This tool organizes the assumptions you supply. It does not verify revenue, regulations, operating expenses, financing terms, comparable properties or local operating conditions, and it is not an Acquisition + Ops Plan. This model is educational and preliminary. It is not legal, tax, lending, appraisal or investment advice. Results depend entirely on the assumptions you enter. Two starting points

Explore My Buying Power — start with your available cash and financial limits to see what purchase price those constraints may support, and what the property would need to earn.

Evaluate a Property — start with a listing or purchase price and see what the acquisition, operating and revenue assumptions produce.

What it asks for

Cash available, reserve to retain and maximum monthly contribution; purchase price, down payment, interest rate and loan term; a repairs/furnishing/launch budget; revenue as either annual gross accommodation revenue or ADR × occupancy; and management fee, platform fee and combined fixed annual operating costs.

What it returns

Opening cash required, the minimum modeled annual revenue needed to stay within your stated monthly contribution limit, planning-case monthly operating result, operating break-even revenue, and a conservative/planning/optimistic revenue stress test. These calculations reproduce the assumptions entered — they do not establish that the revenue, resale, permit or operating assumptions are achievable.
