STR Foundry offers two paid services for people considering a specific Washington property, plus a free self-service tool. Each answers a different question, and you do not need both.

The work is done by me, Matt Redmon, an active STR owner-operator. I take no commissions or referral fees, and I'm paid the same whether you buy, keep looking or walk away.

Screen the property first, or underwrite the whole deal.

The Foundry Screen is the first-pass decision: is this worth more of your time and money? The Foundry Underwrite is the complete acquisition analysis: does this deal make sense for you at this price, with this financing and this plan?

A paid professional screen for a buyer considering one specific property. AirDNA data is an input. The value is my independent interpretation of the revenue evidence, the regulations, the property and the local operating realities.

Both prices are introductory. Work beyond the written deliverable, such as multi-property comparisons or launch planning, is scoped and priced separately in writing before anything starts.

Where to start

You do not have to buy both.

A Foundry Underwrite already contains the Foundry Screen work, so you never pay twice for the same analysis.

Start with a Foundry Screen if

  • You are looking at a property and want a first-pass read before spending more time or money
  • You are considering one property among several possibilities and need to decide whether it deserves deeper analysis
  • You are not sure yet whether the permit path or local management options work

Start with a Foundry Underwrite if

  • You have a specific property you are seriously considering
  • You know roughly the price, your down payment and how you would finance it
  • You need to decide whether to make an offer, and want the full financial picture first

If a Foundry Screen ends in an advance conclusion, you can move on to a Foundry Underwrite. If it ends in reconsider or stop, you found that out for $100.

Free self-service tool

Foundry Underwriting Tool: a free preliminary model.

The Foundry Underwriting Tool lets you build a preliminary STR underwriting model using your own assumptions. It is free, runs in your browser and is a good way to explore a deal before paying for anything.

What it does

  • Organizes the assumptions you supply
  • Produces a preliminary model of costs, cash flow and returns

What it does not do

  • Verify revenue, regulations, operating expenses, financing terms, comparable properties or local operating conditions
  • Replace the research, verification, scenario analysis, professional judgment and written recommendation in a Foundry Underwrite

Its output is a preliminary model, not a completed Foundry Underwrite.

Common questions.

Is the Foundry Screen just an AirDNA report?

No. AirDNA data supports the revenue range, but the service is my interpretation of that evidence alongside the local regulations, the property itself, property-management realities and the red flags that could stop the deal.

Why are the prices called introductory?

They are the current prices for these services and may change. They are not a statement of what the work would cost elsewhere.

Do you give legal, tax, lending or investment advice?

No. STR Foundry is not a law firm, lender, appraiser, inspector, tax advisor or registered investment advisor. Confirm permits, taxes and financing with the governing jurisdiction and qualified professionals.

Can you guarantee revenue or an approved permit?

No. Both services describe evidence and risk. They do not guarantee revenue, permit approval, financing, appreciation or investment returns.
