Summer 2027 Revenue Starts With the Purchase: Why Now Is the Time to Look on the Long Beach Peninsula

If you want a short-term rental earning in summer 2027, the work starts this winter. On the Long Beach Peninsula, summer is when the year’s revenue is made, buying conditions have improved and the runway from purchase to launch is long enough to matter. That makes now a good time to look.

Timing isn’t the only thing that matters. Location, price and how the property is set up and run decide whether it becomes one of the market’s top performers or one of its average listings. But the calendar decides whether it is open for the season that pays.

Summer is the prize

AirROI’s data for Long Beach, WA show a market with one high season, June through August. Over the 12 months through September 2026, the three strongest months brought in about 47% of a full year’s revenue, and a typical August earned about 4.5 times what January did.

That is the real timing argument. A property that is permitted, renovated and listed before June is open for the months that carry the year. One that launches in August catches the end of the season and then opens into the slow months.

The runway is longer than most buyers expect

Pacific County requires an annual vacation-rental license, and a new owner must reapply for both the license and the underlying permit when a property is sold. A January purchase could allow a spring launch if the property qualifies and its permit review, inspections and renovation stay on schedule. Every month a purchase slips past winter shortens that margin. The specific parcel and permit path matter, which is why I check them before I look at revenue.

Buying conditions have improved

Across the NWMLS service area, active listings rose 24.5% year over year in September, pending sales fell 15.1% and inventory reached 4.44 months, up from 3.25 a year earlier, according to the NWMLS September 2026 Market Snapshot. Nationally, 20.8% of listings had a price cut in September, the highest September share since 2018, and pending listings were down 4.1%, according to Realtor.com’s September 2026 housing data. Sellers face more competition, giving buyers more room to negotiate.

On the Peninsula, the shift is more modest. Pacific County’s median sale price was $325,000 in September, among the lowest of the NWMLS counties, and pending sales rose 22.9% year over year, so other buyers are paying attention too. Redfin’s three-month view through August puts the county’s median sale price at $368,000, up 3.7% from a year earlier, but 28% of homes took a price drop, up 3.9 points. Locally, more room to negotiate shows up as more frequent price cuts, not falling prices. The county data cover more than the Peninsula, but they put homes in the high-$200Ks through high-$300Ks in a practical range to examine.

Aim for the top of the range, not the average

Market-level STR data are mixed. Nationally, AirDNA reports that demand grew 2.1% across August and September after adjusting for the Labor Day calendar shift, while listing growth slowed to 1.6%. In Long Beach, AirROI puts average gross revenue at about $39,000 per active listing over the past year, down 7.5%, with active listings up 33%. These STR figures cover AirROI’s Long Beach, WA market, a different geography from the housing data above.

Averages describe the middle of the market, and the spread around them is wide. AirROI’s typical Long Beach listing earns about $2,960 a month, while the top quarter earns $5,180 or more and the top tenth $8,490 or more. Size, location, design, pricing and operations move a property through that range. The goal of any purchase I advise on is a property built to compete at the top of it.

The down payment against that range

For an eligible one-unit investment property purchase, Fannie Mae’s current eligibility matrix allows up to 85% loan-to-value. At 15% down, a $300,000 purchase requires $45,000 and a $390,000 purchase requires $58,500. At 20% down, those amounts are $60,000 and $78,000. Actual financing terms vary by borrower, lender and property, and buyers need additional cash for closing costs, renovations, furnishings, permits and reserves.

A $45,000 to $58,500 down payment sits between the market’s average and its stronger performers: AirROI puts the average listing at about $39,000 in gross bookings over the past year and a listing at the top-quarter mark at about $68,000. These are gross figures that include cleaning fees and come before host expenses, financing and taxes. They are benchmarks, not forecasts or returns. What a specific property can earn needs support from its own rental comps and a realistic launch plan.

Start looking now

If I had the capital right now, I’d strongly be considering scaling myself.

If you want a Long Beach Peninsula STR ready for summer 2027, start looking now: buyers have more room to negotiate, and the winter-to-spring runway is your chance to get the right property through permitting, renovation and launch.
